In the name of God Amen
I Thomas Coates of Reeth, Parish of Grinton and County of York, being weak in Body, but of sound mind and memory, for which I am thankful, I do hereby Will, Devise and bequeath to Ann Coates my dear and beloved wife all my Earthly Property of which I am seized and possessed, consisting of three tenements, Garden and Outbuildings. Also a parcel of land know by the name of Laykin Busk all of which are situated in the Township of Reeth to hold during the term of her natural life, upon payment of my just debts and Funeral expenses, which I request to be plain and decent. Also I give and bequeath to my dear wife all my Furniture, Books, Plate and Cloathing so much of them as may be deemed useful and necessary by my executor in trust who shall dispose of the surplus by public auction. I also appoint my most esteemed friend George Robinson Esq. of Richmond, my executor in trust who shall receive all Rents and the Arrears of Rents due at the time of my decease and with unlimited power to render my dear Wife comfortable the term of her natural life dividing the residue if any to my Nephews and Niece or the survivors of them share and share alike.
